Building Code Requirements in Berlin

Berlin's BauO Bln room-height minimum dropped from 2.50 m to 2.40 m in a very recent late-2024 amendment. Here's the current figure and what to confirm.

Berlin’s building law is the Bauordnung für Berlin (BauO Bln), currently in force.

Minimum room height (lichte Raumhöhe): 2.40 m, set in §47(1) BauO Bln. This is a very recent figure — Berlin reduced its minimum from 2.50 m to 2.40 m around 21–22 December 2024 (sources differ by a single day on the exact date), so confirm you’re working from the current text rather than an older reference that still quotes 2.50 m. In a roof space, the figure reduces to 2.30 m over at least half the room’s floor area.

Your LBO also sets boundary setbacks (Abstandsflächen), guard/parapet (Umwehrung) heights, and permit-free (verfahrensfrei) thresholds for garages and carports — none of these were independently confirmed for Berlin, so confirm them directly in the BauO Bln text on gesetze.berlin.de before you build to a number.
