Indian Room Height & Area Rules: The NBC 2016 Numbers

The requirement

Edition and scope. This page summarizes the stated older NBC 2016 reference. BIS now lists SP 7:2026. A model text is not a nationwide permit rule: confirm the local bye-law and adopted edition first. The newer standard’s clauses have not been checked here.

India’s NBC 2016 gives room-height and area baselines within its scope. The ceiling must be 2.75 m high (§12.2.1). The floor area must be at least 9.5 m² (§12.2.2). Read the room types and exceptions below. The code calls these rooms habitable rooms.

Height: 2.75 m. Measure from the floor to the lowest point of the ceiling. The stated general baseline is 2.75 m (NBC 2016 §12.2.1). Under a pitched roof, use the average height across the room. That average must still reach 2.75 m. Two more figures sit next to it:

• Clear headroom under a beam, folded plate or eave: 2.4 m minimum.
• An air-conditioned room: 2.4 m minimum to the lowest point of the AC duct or false ceiling.

Area: 9.5 m². Say the dwelling has just one habitable room. That room must be at least 9.5 m², and at least 2.4 m wide (NBC 2016 §12.2.2). Got two habitable rooms? One must still reach 9.5 m². The other can drop to 7.5 m², at least 2.1 m wide. This rule sits in Part 3, beside the stair and general rules. It is a code figure, not a zoning one.

Natural light and ventilation

How big must the windows be? NBC ties the window and ventilator area to your climate zone. It is a share of the room’s floor area (§20.1.2):

Fitting out a kitchen? Add 25% on top of whichever fraction applies to your zone.

The opening table alone does not prove a full ventilation design. Check the adopted services rules, room use and any mechanical system. A bathroom or WC is the odd one out. It needs a window or ventilator of at least 0.3 m², with no side under 0.3 m (§12.4.3(f)).

Where a state changes these figures

NBC is the national default, not the final word. A state adopts NBC into its own bye-laws. Those bye-laws can then relax or replace the room figures. Two big ones:

• Maharashtra’s UDCPR adds a maximum room height (2.75–4.5 m). NBC sets no maximum at all.
• Delhi’s UBBL grades the minimum room area by the size of the dwelling unit, not NBC’s flat 9.5/7.5 m² national rule.

These figures are from NBC 2016, which BIS has withdrawn and replaced with SP 7:2026 (“National Building Construction Standards 2026”), gazette-notified in 2026 (reported 30 April 2026) and now BIS’s current national standard. NBC is also a model code: it has no legal force until your state or municipality adopts it into its own bye-laws, and the figures above can be overridden locally (see Maharashtra and Delhi) — local instruments may use a fixed edition or an updated reference. Confirm which edition your local bye-law currently adopts before you rely on any figure here.
